Commercial panel work is a different job from residential, and not only because the equipment is bigger. The constraint is almost always downtime: the panel serves a business that has to keep operating, and the upgrade has to be planned around that.
Most commercial and industrial buildings in the GTA run three-phase power rather than the single-phase service found in homes. Three-phase supports heavier motor loads, HVAC equipment, and machinery more efficiently, and it changes the panel, breaker, and conductor sizing throughout.
If your building is running on a single-phase service and you are adding equipment specified for three-phase, that is a service change, not a panel swap, and the utility is involved from the start.
We schedule commercial changeovers for evenings, weekends, or planned shutdown windows wherever the work allows. For sites that genuinely cannot go dark, we plan phased cutovers so critical circuits transfer in stages, or arrange temporary power.
The planning conversation happens before the quote, not after, because the shutdown window materially affects both scope and cost.
In leased space the split matters. The building service and main distribution are usually the landlord’s responsibility; the panel serving the leased unit is often the tenant’s. Before work starts we confirm who owns which equipment and who is authorizing the work, so the ESA notification is filed correctly and there is no dispute over the invoice.
Commercial work carries the same ESA notification requirement as residential, and the documentation matters more: the Certificate of Inspection is what your insurer, your landlord, and any future buyer will ask for. We handle the filing and provide the closing paperwork.
