Do I Need an Electrical Inspection When Buying an Older Home?

An electrical inspection is strongly recommended when buying an older home in Ontario, especially homes built before 1980. Standard home inspections often include only a visual assessment of the electrical system — they do not open panels, test every circuit, or identify hidden wiring hazards. A dedicated ESA electrical inspection or a pre-purchase inspection by a Licensed Electrical Contractor can identify safety deficiencies that a general home inspection will miss.

What a General Home Inspector Checks

A licensed home inspector will typically look at the panel size and label, identify obvious hazards, test a sample of outlets for ground and polarity, and look for visible signs of aluminum wiring or knob-and-tube wiring. They do not pull permits, open walls, or perform the same level of assessment as an electrician. Their report is a starting point, not a comprehensive safety audit.

Red Flags in Older Homes

• Knob-and-tube wiring (common in homes built before the 1950s) — insulation has deteriorated, no ground conductor
• Aluminum wiring (common in homes built 1965–1979) — requires specific devices and connections to be safe
• 60-amp fuse panels — undersized for modern loads and no longer insurable in many cases
• Double-tapped breakers — two wires on one breaker terminal, which is a code violation
• Federal Pioneer, Pushmatic, or Zinsco panels — these brands have documented reliability and safety concerns
• No GFCI protection in bathrooms, kitchens, garages, or outdoor locations

ESA Inspection Option

The Electrical Safety Authority offers inspections of existing homes in Ontario. An ESA inspector will assess the home and issue a notice of deficiencies that must be corrected. This is a formal inspection with a written report. Some mortgage lenders or insurance companies require this inspection for homes with older electrical systems before financing or coverage is provided.
