Your bathroom exhaust fan barely spins and makes a grinding noise — but the housing, grille, and ductwork are all fine. Replacing just the motor inside the existing housing saves Ontario homeowners $150–$300 compared to a full-unit swap and keeps your ceiling drywall completely untouched.
Swapping only the motor is possible on most North American fan brands because the motor, blade wheel (impeller), and mounting bracket ship as one removable insert — the housing stays screwed to the ceiling joist. Before ordering parts, locate your fan’s brand and model number: it is printed on a sticker inside the grille or stamped on the motor housing itself. Broan, NuTone, Panasonic, and Delta all sell replacement motor-and-wheel kits matched to their model numbers, available at Home Depot Canada, RONA, or directly from the manufacturer. Gather these before you start: flat-head and Phillips screwdrivers, needle-nose pliers, a non-contact voltage tester, a small flashlight, and the replacement motor kit matched to your model number. No soldering iron, no fish tape, no drywall tools required. The swap takes 30–45 minutes on a first attempt.
No permit is required for a like-for-like motor replacement in Ontario. You are not adding a new circuit, moving the fan, or changing its amperage draw — all conditions the Electrical Safety Authority uses to determine when a permit is needed. Turn off the bathroom circuit breaker — not just the wall switch. A standard single-pole switch interrupts only one conductor; line voltage stays present on the other wire inside the housing. Confirm the circuit is dead with a non-contact voltage tester before touching anything inside the box. This takes ten seconds and is non-negotiable.
Pull the grille straight down. On most Broan and NuTone models, two wire springs clip onto tabs on the housing — squeeze the springs inward with needle-nose pliers and the grille drops free. Some older models use a single central screw instead. Set the grille aside. If your fan has been tripping the breaker rather than just running slowly, a shorted motor winding is the usual cause — the replacement motor fixes both problems at once.
With the grille off, the motor sits in the housing on a metal or plastic bracket. Most assemblies slide out along a channel — unplug the two-wire push-on connector (or disconnect the spade terminals) and slide the motor-and-wheel unit straight toward you. If it resists, check for a single mounting screw or a spring clip on the bracket before forcing it.
Compare the old and new units side by side: shaft diameter, rotation direction, and mounting tab positions must all match. The impeller (blade wheel) is typically pressed onto the motor shaft. If your replacement kit includes a new impeller, transfer it to the new motor shaft now — press until it seats flush against the shoulder. A loose or misaligned impeller is the primary cause of rattling after a motor swap, so verify it is fully seated before reinstalling.
Slide the new assembly into the housing channel until it clicks or seats against the stop, then reconnect the wire connector. Polarity does not matter on the motor connector — exhaust fan motors are AC devices and the two wires are interchangeable. Restore power at the panel and test before reattaching the grille. The fan should start spinning immediately and run quietly at rated speed.
If it hums but the impeller does not move, the blade wheel may be contacting the housing shroud. Loosen the bracket slightly, shift the motor position a few millimetres, and retighten. If it trips the breaker immediately, double-check that the wire connector is fully seated and no bare wire is touching the metal housing. Once the fan runs cleanly for 30 seconds, snap the grille back onto the spring clips. Your bathroom electrical system is fully restored.
According to the Canada Mortgage and Housing Corporation (CMHC), bathroom exhaust fans must move a minimum of 50 CFM to adequately control humidity and prevent mould growth in typical Canadian homes. Verify your replacement motor matches or exceeds the original CFM rating printed on the housing label. If the housing is cracked, the ductwork connection is damaged, or the fan was undersized for the bathroom floor area, a full replacement makes more sense than a motor swap. A full fan replacement that requires new wiring, a new branch circuit, or relocation of the unit requires an ESA permit and work by a licensed Ontario electrician — not a handyman. In our experience wiring GTA bathrooms, the most common motor-swap mistake is ordering by brand name alone — “I have a Broan so I need a Broan motor.” Broan and NuTone have used dozens of different motor part numbers across their product lines over the past 20 years, and a motor designed for a 70 CFM unit will not fit the bracket or shaft collar of a 110 CFM unit even though both housings say “Broan” on the label.
