When Do I Need an ESA Inspection During a Renovation?

    Electrical Q&A
When Do I Need an ESA Inspection During a Renovation?

Renovations typically involve two Electrical Safety Authority inspections, and understanding when each happens helps you coordinate with your general contractor and electrical contractor. Here is how the process works, from the licensed electricians at EZSMART, serving Toronto and the GTA.

    Rough-In Inspection

The rough-in inspection happens after all wiring is run and boxes are mounted, but before insulation and drywall goes up. This lets the inspector verify:

    • Wire sizing matches circuit and breaker ratings
    • Connections are correct at boxes
    • Grounding and bonding is proper
    • GFCI and AFCI requirements are in place
    • Overall wiring matches the permitted plan

Once rough-in passes, walls can be closed. Drywall going up before rough-in inspection is a significant problem, since it means the inspector cannot verify wiring, and walls may have to be opened again.

    Final Inspection

The final inspection happens after finish electrical work is complete, meaning all outlets, switches, and fixtures are installed and connected. This lets the inspector verify:

    • Devices are installed correctly and secure
    • Fixtures are appropriate for their location, including wet or damp ratings
    • The overall system functions safely
    • Any specialty circuits are properly connected

Once final passes, you receive a Certificate of Inspection documenting code compliance.

    Why Both Matter

Both inspections are required, and skipping or delaying one can create compounding problems. The rough-in inspection catches wiring issues while they are easy to fix. The final inspection catches installation issues before the space is fully used. Together, they confirm the entire system is safe and up to code, in accordance with Electrical Safety Authority standards.

    Coordination With Your Contractor

Your licensed electrical contractor handles scheduling both inspections. Coordinate with your general contractor so drywall does not go up before rough-in passes, and so finish trades are completed before the final inspection.

    Frequently Asked Questions

What if my project fails inspection?
Failures are common and normal, especially for minor items. Your electrician addresses the issue and reinspection is scheduled.

How long between rough-in and final inspection?
Typically the length of your renovation between framing completion and finish work being done, which varies widely by project.

Do I need to be home for inspection?
Access is required. Your electrical contractor can typically coordinate this with the inspector directly.
